This house has 3 bedrooms with 4 beds ( 2 queen beds, 1 double bed, 1 single bed), 2 bathrooms and 2 toilets, self contained kitchen, big family dinning area with a seperate home theatre. A right size of back yard with outdoor dining table and barbecue. this property also had free wifi with free Netflix and 2 TVs provided, one in the home theatre, one in the master bed room.
Please access the front entry door, and pick up the keys from the locker box located on the wall of the entry place.

**House Rules and Guidelines**
1. **Daily Cleaning Responsibilities**: Guests are expected to maintain cleanliness during their stay. This includes washing dishes, taking out rubbish, and cleaning the oven before departure. Failure to do so will result in a charge of $50 per hour for additional cleaning, which will be passed on to you. The cleaning fee you have paid covers only dusting, vacuuming, floor mopping, bathroom cleaning and washing of linen at the end of your stay. It doesn’t include dishwashing and oven cleaning at the end of your stay.
2. **Energy Conservation**: Turn off all lights and air conditioning before you leave.
3. **Security**: Lock the door and close all windows. Ensure keys are returned to the designated lockers.
4. **Self Check-In**: We offer 24-hour self-check-in. Perth local guests who live within a 30 km radius of the property are required to contact the host before booking.
5. **Noise Consideration**: Be mindful of noise levels, especially between 10 PM and 8 AM. No use of outdoor spaces between the hours of 10 pm and 8 am. Visitors are only permitted between 8 am and 10 pm.
6. **Property Damage**: Guests are responsible for any damage to the property and its furnishings. Any damages must be replaced or compensated at the same value.
7. **Event Hosting**: If you plan to host an event, please contact the host. A $100 surcharge will apply on top of the normal booking rate. And total of 8 people are permitted on the property, regardless of overnight stays. Only light drinking is allowed; excessive alcohol is prohibited. Guests under 18 years old are not permitted to book.
8. **No Party Policy**: There is a strict no-party rule for normal bookings. If a party or excessive noise is found without prior permission, we reserve the right to seek compensation for any damages that occur.
9. **Toilet and Sink Use**: Do not flush sanitary napkins or solid items down the toilets or sinks, as this can cause blockages. Guests will be liable for any plumbing repairs required due to irresponsible actions.
10. **Reporting Damage**: Please report any damage to the host immediately. Guests are responsible for replacing lost items and covering damages, such as scratches on walls, broken dinnerware, stained bed sheets that cannot be cleaned, and scratched or damaged countertops.
11. **Lost or Damaged Keys/Remotes**: Replacement costs are as follows:
- Key: $50 each
- Garage Remote Controller/Other Remote: $150 each
12. **Smoking Policy**: Smoking inside the house is prohibited as per Australian law. You may smoke outside. If cigarette odours are detected inside the house, your bond will be forfeited to cover treatment costs.
13. **Cooking Smells**: Certain dishes may create odours that require special cleaning. Guests will be charged for any necessary treatments. Please avoid cooking strong-smelling dishes, keep the range hood or fan on while cooking, and ensure windows are open for ventilation. Never leave the gas on unattended.
14. **Booking for Local Guests**: Local Mandurah guests must request booking approval from the host before confirming and paying on Airbnb; otherwise, the host reserves the right to cancel the booking.
15. **Fire Safety**: Please note that if smoke detectors are triggered by smoking or overcooking, the fire alarm will activate. Any deliberate or negligent actions leading to fire department attendance will be charged to you.
16. **Kitchen Safety**: Do not place hot items directly on the countertop. Always use a protective shield when doing so, and do not cut food directly on the countertop.
17. **Final Check Before Leaving**: Before going out, ensure that air conditioning, lights, and television are turned off, the cooktop is checked, the door is locked, and windows are closed to help preserve energy.
18. People under 18 must not book.
