Guest Access:
Guests will have full and private access to the entire home during their stay, including all indoor and outdoor spaces such as the decks and private hot tub. Check-in is seamless with a secure door code provided just before your arrival. Driveway parking is available for up to 2-3 vehicles based on size. We strongly recommend 4 wheel drive and all wheel drive during winter months.

The area is walkable and bike-friendly in warmer months, with quick access to sandy beaches, paddle board rentals, and lakeside dining. In winter, you're centrally located between Northstar, Palisades Tahoe, and Mount Rose, making it an ideal basecamp for ski trips. This neighborhood has a true Tahoe local vibe—quiet, scenic, and safe—while still being close to everything that makes Kings Beach one of the most vibrant and welcoming communities on the North Shore.
Getting Around:
Getting around is simple and convenient. The home offers 3 driveway parking spots, making it easy for groups traveling with multiple vehicles. Most essentials—Kings Beach dining, shopping, the state beach, and lake access—are just a few minutes away by car. In summer, guests can bike or take a short drive down to the lake, local cafés, and rental shops. In winter, Northstar is the closest major resort, typically a quick 10–15 minute drive, with Palisades Tahoe and Mount Rose also within an easy distance. While the neighborhood is peaceful and elevated for great views, roads can be steep in snowy conditions. A 4WD/AWD vehicle and winter tires are strongly recommended during winter months. Ride shares (Uber/Lyft) are available but can be limited during peak seasons, so guests generally find it easiest to explore the area by car.

WINTER: KNOW BEFORE YOU BOOK
• Vehicle: The driveway is steep. A 4WD or AWD vehicle with snow-rated tires is required in winter, not just recommended, and carry chains. Chain controls on I-80 and over Brockway Summit on Highway 267 are routine during storms.
• Snow removal: The driveway is plowed [once every 24 hours whenever 4 inches or more falls]. Between plows, be prepared to shovel. The house is stocked with [shovels, a snow broom, ice scrapers and ice melt] for digging out vehicles and clearing the berm the plow leaves at the street.
• Parking: Driveway only, maximum 3 vehicles 2 in the winter months, and no street parking at any time of year. Kings Beach enforces this in winter so the plows can get through.
• Hot tub: Runs all winter. Quiet hours are 10 PM to 8 AM out of respect for the neighbors.
• Storm prep: If a big storm is forecast, buy groceries before you arrive. Roads can close or go to chain control, and the best storm plan is to be stocked, warm and in the hot tub.
