We believe in providing our guests complete privacy to enjoy their stay. We will not be present at the property or schedule any routine service without first notifying you in advance.
We are always available and responsive via the messaging app or via our urgent phone line should you need any assistance or have questions during your visit.
All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property.

HOUSE OPERATION
NO PARTIES OR EVENTS
This is a lodging-only property. NO parties or events are allowed in the house except if approved by the owner prior to your arrival. You will be fined if guests exceed your reservation without approval. as this is a residential neighborhood. No fireworks allowed anytime. NO street parking at any time. If you need additional parking you MUST reach out to us in advance.
PARKING
*NO street parking at any time.* Our neighborhood is residential and neighbors frequently walk along the road for leisure. If you have an extra car or two we are willing to work with you to provide garage parking or elsewhere in the neighborhood, but you must reach out to us in advance.
QUIET HOURS
Please respect the quiet hours of the neighborhood between 10pm to 8am. Our neighbors help make our place safe and homey, please return the favor. Please do not trespass on our neighbors lawns for any reason.
HVAC
We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 68 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee which is around $200 per repair. The downstairs fans have a summer and winter rotation to lift air up or keep heat down. Feel free to adjust this with the remote as needed.
TRASH
Trash pickup is every Wednesday. Please move the cans to side of the house for pickup. Our private COA company will pick them up here.
NO LOCKED CLOSETS
Guests will not have access to locked owner`s closets at any time.
NO SMOKING
We do not allow smoking inside or on the property at anytime. No illegal substances on the property at anytime. If you wish to smoke you must be more than 20 feet away from the property (not allowed on the deck anytime). If there is evidence of smoking you will be charged large fines. No weapons on the property at any time.
PET RULES
You must receive owner approval before bringing pets to the property and have paid required pet fee prior to arrival. You must receive owner approval to have more than 2 pets on the property. Please do not let pets on the furniture inside or outside of the house. Any damage or excess cleaning due to your pet will result in a fine. Please pick up after your pets in the yard. Feel free to leave your dog off the lease around the house, but please be mindful to not let into the neighbors yard and keep them on a leash when walking through the nearby neighborhood.
EARLY CHECK-IN/LATE CHECK-OUTS
Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. You will be charged a fine for staying past checkout if not communicated.
CHECK-OUT INSTRUCTIONS
We would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us. If you do so kindly wish to help at check the following items would be very much appreciated:
--start cycle of any dirty dishes in the dishwasher
--place all trash in outside trash bins
--place each bed set of used sheets, pillowcases, comforters, and blankets in a black trash bag for us to send to laundry service
